Edgecliff - Auctions And Sale Of Estates

Estate agents' subdivision plans are among my favourite things in the State Library's collection. They show the moment a suburb changed from a handful of big houses in their own grounds to the streets we know today. These plans cover Edgecliff and its neighbours, Woollahra, Darling Point and Double Bay. They run from the Mills & Pile and Batt, Rodd & Purves sales of 1886 right through to the Wallaroy Estate auction of March 1929.

Many of them carry the names of the old houses whose grounds were being cut up: Wallaroy, Glanworth, Dilbhur, Kilvington, Brantwood, Orielton, Hillside, “Quiraing” and “Eynesbury”. Raine & Horne, Richardson & Wrench, Hardie & Gorman and H. W. Horning all turn up as auctioneers, some of the sales held “on the ground” on a Saturday afternoon. The plans come from the State Library of NSW's Edgecliff subdivision plans collection. I've captioned each one from the details printed on the plan.

WOOLLAHRA LAND.
REALISES £63/10/ PER FOOT.
The residence and grounds of Mr. Justice Owen at Edegcliffe [sic] were sold some time ago to a company for £18,500. The property, known as Dilbhur, was then subdivided and was submitted to auction on Saturday by Goyder, Orr, and Co. The attendance was large, and a fair amount of competition took place. The residence, Dilbhur, and the block on which it stands (which comprises garden land) was knocked down, subject to approval, at £6400. The sale was afterwards completed at that figure. A block at the rear with 50 feet frontage to Fullerton-street was sold at £63/10/ per foot (£3175). There was also bidding up to £48 per foot for several of the other blocks on the plan, but as the offers did not reach the reserve these allotments were passed in, and are [illegible] being dealt with by private treaty. [illegible] total realisation of the sale was £9575.

“Fenton” - 8 Albert Street - Edgecliff - NSW

Down Albert Street in Edgecliff, set back behind a brick driveway and a walled garden, sits “Fenton” — the house Robin Dods designed for himself about 1918–1919. The allotment came out of the old Orielton Estate subdivision; Dods took the largest of four lots and built what most people who care about Sydney domestic architecture still treat as his last major personal statement.

From the street it reads as a quiet Interwar Georgian / Colonial Revival villa: white rendered walls, sandstone plinth and dressings, deep green shutters, a steep terracotta-shingle roof, and a carefully ordered porch with leaded fanlight and sidelights. On the harbour (falling) side a lower storey opens behind a simple loggia — the sort of move that makes the house feel bigger once you are inside than the street elevation ever admits. Joinery and interior detailing survive to a high degree of integrity; the drawing room is often noted for maple panelling and plaster initials tied to the Dods household.

Fenton later passed in the family to Sir Lorimer Fenton Dods, the pioneering paediatrician. It remains privately owned and sits on the NSW State Heritage Register (item 00249), with an earlier Register of the National Estate listing as “Fenton and Garden.” Contemporaries including William Hardy Wilson admired it — and standing at the gate today you can still see why: restraint, proportion, and no need to shout.
